NOTICE IS HEREBY GIVEN pursuant to a Final Summary Judgment of Foreclosure dated 3-5-2025, entered in Civil Case No.: 2024 CA 001122 of the Circuit Court of the Second Judicial Circuit in and for Leon County, Florida, wherein NEWREZ LLC D/B/A SHELLPOINT MORTGAGE SERVICING, Plaintiff, and RICHARD K. SEWELL; FIRST FLORIDA CREDIT UNION; are Defendants.

I will sell to the highest bidder for cash, at www.leon.realforeclose.com, at 11:00 AM, on the 21st day of April, 2025, the following described real property as set forth in said Final Summary Judgment, to wit:

LOT 12, BLOCK B, PINERIDGE ESTATES, A SUBDIVISION, ACCORDING TO THE MAP OR PLAT THEREOF, AS RECORDED IN PLAT BOOK 7, PAGE 48, OF THE PUBLIC RECORDS OF LEON COUNTY, FLORIDA.

If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk before the clerk reports the surplus as unclaimed. If you fail to file a timely claim you will not be entitled to any remaining funds. After the funds are reported as unclaimed, only the owner of record as of the date of the Lis Pendens may claim the surplus.
